Under Contract? What Buyers Should Know About Home Inspections

You found the home, made the offer, negotiated the terms, and now you are under contract. That is exciting — and also the point where many buyers start to feel nervous.

Next up: inspections.

It is completely normal to wonder what the inspector might find. Moisture issues? Termite activity? An aging roof? Electrical concerns? Foundation questions? The unknown can feel overwhelming, especially when you are already emotionally invested in the home.

The good news is that inspection findings are common. A home inspection is not about finding a “perfect” house. It is about helping you better understand the condition of the home before you move forward.

In Southwest Missouri, inspection reports may uncover issues such as termite activity, drainage concerns, aging systems, or private well-water concerns. These findings can feel intimidating, but they do not automatically mean the home is a bad purchase. In many cases, they simply give buyers more information so they can decide what to ask about, negotiate, repair, or investigate further.

Sometimes the inspection process leads to simple repairs. Sometimes it leads to additional questions. And sometimes, yes, it may reveal a serious concern that causes a buyer to pause.
